McMurray is the main community in Peters Township, in the northeast corner of Washington County. This was farm country until the 1950s, and the houses came in waves after that. American Community Survey counts put the township near 8,525 housing units, with a median build year of 1983. Close to nine in ten are single family detached homes. That shapes the demolition work here: garages, sheds, decks and interior gut-outs.

Peters Township does. McMurray sits inside the township, so the township planning department handles building, zoning, fence and demolition permits here. The City of Pittsburgh's permit office does not cover McMurray. Permit applications go through the township's online portal.
The township asks for a plot plan or survey with building, zoning, fence and demolition permits. It has to be drawn to scale and show the whole scope of work. Fees are set in the township's own fee ordinance, Chapter 195 of the township code. Peters Township also publishes a list of third party inspection agencies.
The municipality issues the demolition permit. When we quote the job we go over what Peters Township requires and who handles each step. Peters Township housing runs newer than the city's, but it is not all new. Census counts put about 1,700 homes here at before 1960, and about 300 at 1939 or earlier. Those are the farmhouses and early plans that were standing before the suburbs filled in. The rest went up plan by plan from the 1950s onward.
Old brick in this region behaves the same way everywhere. Freeze and thaw cycles work the mortar out of the joints, year after year. Chimneys and porch piers go first because weather hits them from every side. Brick pointing and brick repair make up most of the masonry we do on the older houses.
The newer plans bring a different list of work. Detached houses dominate here, and they come with garages, sheds, decks and above ground pools that age out. Garage demolition and shed removal are steady work in a township built like this. A full remodel on a 1960s or 1970s house starts with the gut-out.
Washington County grew up on coal. Peters Township had enough mining to spin off a settlement at Hackett, east of Venetia, long before the suburbs arrived. The deep mines closed a long time ago. The workings stayed where they were.
Pennsylvania runs a mine subsidence insurance program through the Department of Environmental Protection. DEP says more than a million structures in the state may sit over old, abandoned coal and clay mines. A standard homeowner policy usually leaves subsidence out, which is why the state program exists. This matters more for masonry than for demolition. Cracked foundation walls and leaning retaining walls have several causes around here: water, frost, poor drainage and ground movement. We do the foundation repair and waterproofing a mason can do, and we build and rebuild retaining walls. When a wall is bowing or a house is settling, a structural engineer should look at it first.
McMurray runs out from Donaldson's Crossroads, where Route 19 meets East and West McMurray Road. The township stretches southeast through Venetia and Hackett, and northwest toward Thompsonville. Bebout Road and Valley Brook Road carry a lot of the cross traffic. Peterswood Park, Elm Grove Park and the Arrowhead Trail are all inside the township.

Access decides a lot on a demolition job here. The excavator, the skid steers and the air jackhammers have to reach the structure. On a tight lot or a long driveway, more of the work goes by hand. Debris gets hauled off and the site is left clean.
