How Much Does Stucco Repair Cost in Pennsylvania?

National cost guides put stucco repair at $8 to $50 per square foot. Repairs to cement stucco and to cracks mostly run $8 to $20 per square foot. A typical repair job runs $900 to $3,000. Re-stuccoing a house runs $7 to $10 per square foot, and parging runs $1 to $3 per square foot.

One guide says most homeowners pay around $1,700 to fix a 10 by 10 foot area of buckled three-coat stucco. For 1,500 square feet of wall, a full re-stucco works out to about $10,500 to $15,000. Those are market numbers, not our price list. Our stucco repair page covers the patching and re-stucco work we do around Pittsburgh.

What does stucco repair cost per square foot?

The table pulls the published ranges together from four national cost guides. Each guide prices a slightly different job, so the ranges overlap more than they match. They are national figures, and where a Pennsylvania job lands depends on the drivers further down.

JobPublished market range
Stucco repair, per square foot$8 to $50
Cement stucco repair, per square foot$8 to $20
Cracks wider than 1/16 inch, per square foot$8 to $20
Small patching job, per square footAbout $8
Hole repair$250 to $450 per hole
Typical repair job$900 to $3,000
Recoat or resurface sound stucco, per square foot$4 to $5
Remove old stucco, per square foot$1 to $3
Re-stucco a house, per square foot$7 to $10
New stucco on a 1,500 square foot exterior$9,500 to $11,500
Parging, per square foot$1 to $3
Paint stucco, per square foot$1.50 to $4

A second guide puts the typical repair job at $599 to $2,559, with a national average of $1,552. The spread comes from the problem behind the stucco. One guide notes that small problems found quickly cost less per square foot. The bigger the problem and the harder it is to find, the more each square foot costs.

What is the cost to patch stucco and repair cracks?

One guide says a crack no wider than 1/16 inch can be sealed with caulk. Wider cracks need a real patch, at about $8 to $20 per square foot. A hole runs about $250 to $450 to repair.

Small patching jobs run about $8 per square foot. When the damage goes deeper, the old stucco comes off and new stucco goes on. One guide puts that work as high as $50 per square foot.

Hollow or bulging stucco is a different job from a crack. Tap a bad spot and it sounds hollow, because the stucco has let go of the wall behind it. One guide says that hollow sound means a bigger repair.

National Park Service guidance on old stucco says water rots wood lath and rusts metal lath. Then the stucco pulls away from the wall. Moisture testing with invasive probes and tearing off water-damaged walls is stucco remediation, a separate specialty.

What does it cost to re-stucco a house?

Patching comes first when there is sound stucco to patch into. One guide notes it is much more common to repair old stucco than to replace it. National Park Service guidance on old stucco sets the line for full replacement. It is probably needed only when over 40 to 50 percent of the surface has lost its bond.

Unpainted stucco is the exception. Small patches scattered across an unpainted wall tend to show. Re-stuccoing the whole wall section can be the better repair.

When most of the stucco is sound, stucco resurfacing is the lighter fix. A thin new coat goes over the old one and covers many small cracks at once. Guides put recoating or resurfacing at $4 to $5 per square foot.

Stucco replacement means taking the old stucco off and putting new stucco on. Removal runs $1 to $3 per square foot, and the whole re-stucco runs $7 to $10. At that rate, 1,500 square feet of wall works out to $10,500 to $15,000.

For new stucco alone, one guide puts a 1,500 square foot exterior at $9,500 to $11,500. Its average is around $10,500 for traditional stucco. Repairs to the wall underneath come on top of that.

How much does parging cost?

Parging is a single coat of mortar troweled over block or brick. It shows up most on the exposed part of a foundation wall. One national cost guide puts parging at $1 to $3 per square foot.

Parging and stucco are the same family of work. Federal preservation guidance lists parging among the coatings related to stucco.

When water comes through a basement wall, parging is one part of a bigger foundation repair and waterproofing job. A bowing wall or a settling house is different. A structural engineer should look at it first. Then we do the masonry and waterproofing work the repair calls for.

What makes stucco wall repair cost more on an older Pittsburgh house?

Nearly half of Pittsburgh’s homes were built before 1940. Across Allegheny County, about three in four homes were built before 1980. In Munhall, more than four in ten homes were built before 1940. On walls that old, what sits under the stucco matters.

Stucco goes straight onto masonry such as brick or stone, but on a wood frame wall it goes over lath. One guide says stucco over wood generally costs more than stucco over masonry. On an old frame house, rotted or rusted lath can turn a patch into a bigger job.

Height is the next driver. Second-story repairs cost more than first-story repairs, since they need ladders or scaffolding. One guide says a wall 14 feet or higher needs scaffolding, and setting it up adds labor.

Matching the texture and color takes care. The color goes in the finish coat, so a close match is possible. Some owners paint the whole wall after a repair instead, which guides put at $1.50 to $4 per square foot.

Painted stucco on an older house brings in federal lead rules. EPA rules cover renovation, repair and painting work that disturbs lead-based paint in homes built before 1978. Firms doing that work need EPA or state certification and must use certified renovators who follow lead-safe work practices. Davis Demolition and Masonry is an EPA Lead-Safe Certified Firm.

Stucco type matters too. One guide puts cement stucco repair at $8 to $20 per square foot and EIFS repair at $30 to $50. Synthetic stucco, or EIFS, is a different system built over foam insulation, and it needs an EIFS specialist.

When can stucco be repaired in Pittsburgh?

Cement stucco wants mild weather to cure. National Park Service guidance says stucco repairs should not be done below 40 degrees Fahrenheit, or when frost is coming. In hot weather, the guidance says to keep new stucco damp for 48 to 72 hours.

In Pittsburgh, that means stucco work gets planned around the cold months. A cold snap can push a job back, since the work waits for the right weather.

What is the next step for stucco repair around Pittsburgh?

Cost guides give you the bracket. Your number comes from the wall itself. That means how much is loose, what is under it, how high it goes and how the finish must match.

How much does it cost to re-stucco a house?

Do I need a permit to repair stucco?
It depends on the municipality and the job. Inside the City of Pittsburgh, the city's permit office (PLI) sets that, and in other towns the local code office does. When we quote the job we go over what your municipality requires and who handles each step.
Should I patch the stucco or re-stucco the whole wall?
Patch it when there is sound stucco left to patch into. Federal guidance says full replacement is probably needed only past a 40 to 50 percent loss of bond. On unpainted walls, scattered patches can show, so re-stuccoing a whole wall section can look better.
Is this what Davis Demolition and Masonry charges?
No. Every price on this page comes from published national cost guides, not from our price list. We look at your wall in person, then give you a price before any work starts. Call or text (412) 720-1866.
